Renters’ Rights Act: What we know so far – Scott Goldstein for Property Wire

Scott’s comments contribute to a wider conversation on the uncertainty the new Renters’ Rights Act creates for landlords -particularly around the shift to periodic tenancies, which, while granting tenants greater flexibility, leave landlords facing increased instability and potential gaps in rental income.

“Most of the comments on the Renter’s Rights Act have been on the abolition of no-fault evictions. However, another equally important development is the introduction of a tenant’s right to terminate their tenancy on not less than two months’ notice. This considerably increases the freedom of tenants to end their tenancies if their circumstances change, but it will lead to yet greater uncertainty for landlords faced with the prospect of losing their rental stream before they are able to find a suitable replacement tenant.”
